LISTING OF THE DAY

Location: Martha’s Vineyard, Massachusetts
Price: $19.5 million

For more than three decades, this waterfront compound, which covers two lots and has two houses, has been owned by the same family.

“The family is downsizing,” said listing agent Tom Wallace of Wallace & Co. Sotheby’s International Realty, adding that it’s unusual to find such a large property in the village. “They are going to trade for something smaller in the village.”

The property, he added, is on a downtown corner that provides unparalleled privacy. And both houses are in Cape Cod contemporary style with open-floor plans.

“Every time I’m there, I never want to leave the screened-in porch that brings in the summer breezes,” he said. “I’m also really taken by the setting of the pool. It has glorious views of Vineyard Sound, where you can see all the sailing vessels. You feel like you’re the only person in the world, yet the children can walk to the candy store.”

Stats

The compound’s 6,601-square-foot main house, built in 1987, has five bedrooms and 5.5 bathrooms. The 3,797-square-foot guest house, added in 2002, has four bedrooms and 4.5 bathrooms. There’s also a barn on the property and a two-car detached garage.

Amenities

The properties, set on a private beach with boat access, feature a gunite pool with a spa, a bluestone patio, classic stone walls and landscaped gardens filled with roses and hydrangeas. Nearly every room in the two residences has unobstructed views of Eel Pond and Edgartown Harbor.

The main house has a bedroom suite with a study and sun deck, a private office with a fireplace, a gourmet kitchen with a sitting area, a study, a pool room and an oversized screened-in porch designed for summer entertaining. The guest house has a screened-in porch, a family room, a bunk room, a private deck off the primary bedroom and a three-car garage.

“The property has so many amenities that when you’re there, you don’t want to leave,” Mr. Wallace said.

Neighborhood Notes

Edgartown Village, once a major whaling port, is known for its historic white clapboard captain’s houses and Norman Rockwell-like picket fences festooned with roses.

“It is remarkably appealing regardless of the age group,” Mr. Wallace said. “Martha’s Vineyard is a generational meeting place, and Edgartown Village is an enchanting version.”

The village, he added, “is a hub of activity.” Residents sail, fish, bike and play golf and tennis.

“This property is a quarter mile to a half mile walk to the village,” he said. “It’s close to the ferry, shops and stores.”
